We had decided to build and were very close to signing a contract with another builder. We did research for nearly a year. However, with the down turn in the economy, we felt we should take one last look at existing new homes on the market. That is how we ran into Ron Foister Custom Homes. There are a lot of places a builder can cut cost by using inferior grade material, whether it’s in plumbing or in heating and air conditioning systems. That wasn’t the case with Ron.
The layout in Ron’s spec house was not exactly what we wanted, but we knew who was building our new home. Our home is now complete and we are all moved in. We love it! Finding Ron was an incredible bit of luck and good fortune in our home building experience. Through the entire process, Ron with his professionalism and experienced team of craftsmen listened to our needs and plans, and then worked diligently to find ways to make those ideas become reality. Ron supported us and gave us guidance throughout the process. We had heard "horror" stories of the building process of a new home. However, we could not have asked for a better experience! Ron was very clear from the start. He worked for us and wanted the house to be exactly what we wanted. He is a stickler for details, and takes pride in his work. Every subcontractor or supplier we talked to said we could not have made a better choice in builders. He is very trustworthy and was attentive to our needs. Would it be an understatement to say that building the custom home of your dreams can seem overwhelming, intimidating, or even frightening? It does not have to be. Below is a list of some of the most commonly asked questions and answers explaining what it takes to build a custom home.

A: Yes. Ron Foister Custom Homes LLC is fully licensed (#60501) with the State of North Carolina. We are also fully insured and would be happy to send you documentation to substantiate these claims.

A: You need to have an idea of a few of the basics? Ask yourself the following questions: What type of house do I like? What size budget am I working with? Can I secure the financing for my custom home? Where would I like to live? How long will my current house take to sell? At what point should I put it on the market?

A: The first method is a simple internet search. Go to your favorite search engine (Google, Yahoo, Lycos, Window Live, Ask.com, etc.) and put in the words “custom home plans”. The search will pull in thousands of results. Pick one and familiarize yourself with their Home Page. Typically, the architect will provide a series of questions (e.g. number of bathrooms, bedrooms, garage bays, etc.) that will narrow down your search criteria considerably. At this point, you can have fun looking through the custom home plans. As you become more familiar with these websites, it will become more and more enjoyable to look for your dream home.
The second method is to go to your local bookstore and purchase a copy of a new home plan magazine. There are hundreds of plans readily available in magazines.
Some clients find it helpful to review the builder’s stock plans. This is probably the narrowest option available. Even if the custom builder has built hundreds of houses, there are countless more plans available through the internet and magazines. On the other hand, if this builder builds the style of custom home that you “love the look of”, then maybe he has a plan that works for you.
Ultimately, you will either buy a plan already drawn or meet with a local architect to establish a plan. Once you have an idea of the style of house and the features you want in the house, I prefer to meet with you and my architect to have a set of plans custom made.

A: Ron Foister Custom Homes has an established in-house real estate company. We have associations with several reputable lenders that we will introduce you to.

A: I can give you a “budget number” based off of a basic set of drawings. In order to give you a thorough proposal, I will need a copy of your final construction drawings. One key factor that many clients forget about is the cost of their building lot. This cost will need to be factored into the total project budget.

A: Since we also have a real estate arm of Ron Foister Custom Homes LLC, we can help you find your building lot. You will need to make the time to educate yourself on the general areas that you are considering. You should research the school districts, parks, demographics, public transportation options, restaurants, entertainment, and time/distance to/from work. Once you narrow down the area that you would like to live in, we will do a Multiple Listing Services search to locate all available building lots in that area. You and I will go look at the available lots and make a determination as to which lots are most suited for your building needs. For example, some lots lend themselves to basements. Some lots have water views. Some lots will be in the city and some will be in the county. One last consideration is the Covenants and Restrictions for the neighborhood. Can you have the outdoor pet that you have always wanted? How about the detached two-car garage? Swimming pool?

A: Once we know where you want to live, we will look for the specific features that you want your building lot (and eventually your new custom home) to have. Do you want a heavily wooded lot or no trees at all? You should also consider the lot dimensions, the slope of the land, and the appeal of the adjacent lots. There are also energy features to consider. What direction will your house face on the lot? What side of the house will face North or South?

A: Yes. As long as the lot is suitable to build the house that you have planned. That means that it still has to be approved by the Health Department for the number of bedrooms that you would like to have in your house. It has to meet the minimum setback requirements. It has to allow for a well (if not on city or community water). Don’t let all of the “builder jargon” scare you. It’s my job to educate you and help you through each step. My goal is for you to enjoy this process.

A: Tricky question… for the typical custom home, this process should take 5-6 months once the plans are finalized. It really depends on your motivation and the complexity of the project.

A: All of my custom homes are backed by a 2-10 Homebuyer’s Warranty. For the first year, the home is covered by Ron Foister Custom Homes per their established Construction Performance Guidelines. All systems in the home (plumbing, electrical, etc.) are covered for the first two years. Last, the home is covered under a 10 year structural warranty.

A: The primary difference is the level of customization that is achievable. Tract home builders usually do not allow for flexibility beyond their color choices and selections. Semi-custom home builders allow for a little more flexibility in the form of choices from a pre-selected list of upgrades. Custom home builders will truly allow you to build the home of your dreams. Whether it is the process of creating your house plans from “scratch” or shaving down granddad’s old bench to use for a mantle in your Great Room, a custom builder allows you the flexibility to create the home of your dreams.
